Notary:

Meet with customers at their discretion to execute documents for the purpose of selling, buying and/or refinancing a home.  Amount of fee is based on location, duration and travel.

Seller Transaction Coordinator:

Assist in ordering the termite, well, septic, home warranty, Homeowner’s Association disclosure package, Payoffs, execution of any addendums, assist in any way the execution of the Deed and review the Settlement Statement for corrections.  As well as confirming with the Seller and Buyer’s Settlement Agent that they have everything they need to insure a closing without any delays.

NOTE:  If I should handle the Seller Side of the closing the transaction fee would be absorbed in the seller closing cost.  No Fee would be billed to you.

Buyer Transaction Coordinator:

Assist with the coordination of the Home Inspection, the connection of local utilities (ie., water/sewer, electric, phone and security), keep in constant contact with the seller and buyer settlement agents, be sure the Seller Settlement Agent is able to deliver the deed and other items needed in a timely manner, as well as confirming that the buyer’s Settlement Agent has received the termite, well, septic, home warranty info, payoff info, Homeowner’s Association info, the Deed, delivery of any addendums not attached to the contract and review the Settlement Statement for corrections.

NOTE:  If I should handle the Buyer Side of the closing the transaction fee would be absorbed in the buyer’s closing cost.  No Fee would be billed to you.

Seller Settlement Agent:

Assist with the coordination and/or confirm the ordering of the termite, well, septic, home warranty, and the homeowner association disclosure package.  My office will order the payoff and have executed tax forms and an attorney prepared Deed conveying the property.  I will deliver everything needed to clear title in a timely manner to the Buyer’s Settlement Agent for closing.  I will review the Hud-1 Settlement Statement for any corrections and insure that if necessary changes are made to the Final Hud-1.

Note:  There will also be a charge for Attorney Deed Prep in the amount of $150.00

Buyer Settlement Agent:

Order a title search to prepare a title insurance binder and order a survey if one is required by the lender or preferred by the customer.  Confirm the ordering and delivery of the termite, well, septic, home warranty, homeowner association disclosure package, the payoff, tax forms and the executed attorney prepared Deed conveying the property.  Assist with the coordination of the Home Inspection and connection of local utilities.  Coordinate with the Lender a closing date and time to be able to receive the closing package in sufficient time for everyone to review and approve the Hud-1 Settlement Statement before closing.  Record the Deed and/or Deed of Trust with the appropriate jurisdiction and Disburse and deliver all proceeds in accordance with the Lender Instructions and the Hud-1 Settlement Statement.
